Bulgaria’s Best Kept Secret?



Just a few short years ago, Bansko properties were simply the sleepy little village of Bansko and little known to tourists. Bulgaria’s "best kept secret" recently became widely known with the help of the media.

Today, a significant influx of tourists from all over Europe are attracted by the new ski runs, expanding eco tourism trails of Bansko, and the incredible prospect for continued growth.

Local Bansko villagers as well as those in the business community are astonished by the amount of foreign investment pouring into their once sleepy village. Perhaps the foremost regret of many long-term residents comes in knowing that sales of large agricultural plots were sold to property developers for peanuts. At the time, they couldn’t fathom that the area around Bansko was going to be a future property hotspot.


This radical shift in Bansko properties value began in 2001 when the First Investment Bank of Bulgaria struck a deal with the Bulgarian government to purchase the mountains around Bansko. The bank began to plough millions of euros in the construction of new ski runs and lifts. Since that time, additional private investors have shown significant interest in Bansko properties. Millions have been invested in the local economy, stirring the Bansko property market into a mad frenzy with property investors.

Plans are in place for the construction of an airport in the Pirin mountain region. Recently, the mayor of Bansko, Aleksander Kravarov, said “the winter resort needed an airport to serve charter flights and private aircraft.” This can only serve to further fuel the opportunistic growth of the Bansko properties market. With new growth comes new decisions. The construction of the future airport at the Razlojka hollow or at a former military base near Gotse Delchev is currently under advisement.

Investment in the airport construction will total around 30 million euro. The local government has received offers from American and Canadian interests for funding the project. Additionally, there are plans to construct a new motorway from Sofia direct to Bansko. Property investors are also enthused about the Ian Woosnam designed golf course currently under construction near Bansko. The golf course will include a range of luxury Bansko properties including apartments, semi-detached houses, and detached villas to provide upscale accommodations.

A combination of greater access to Bansko as well as burgeoning growth in housing demand makes Bulgaria’s best kept secret Bulgaria’s best bet in property markets.

Bansko is growing, and the emergent Bansko properties market is more than encouraging. If you’ve considered Bulgaria for future investment planning, now is the time to look to the Bansko properties market. Despite the incredible growth in the past several years, prices are still comparatively low with respect to other western European ski resort destinations.

However if you're like me and not afraid of raising your risk profile, you will find land is a better investment in terms of capital growth (possibly 70% per year) compared to an off-plan development of 15% to 25% per annum.

Whereas off-plan developments = more certain level of capital growth (restricted to max 25% per annum) and some rental income. LESS RISKY STRATEGY
